HOMEOWNERS ASSOCIATION MANAGEMENT

 

HOMEOWNERS ASSOCIATONS:

 

LB Brokerage, Inc. knows how difficult it is for members of Homeowners Associations (HOA) to manage their Community. Our team of professionals will work with your HOA Board of Directors and their members to develop a strategy to meet the needs of your HOA community. We offer the following administrative, financial and on-site services:

 

I.                   ADMINISTRATIVE

·         A professional and experienced manager.

·         New homeowner orientation and welcome packets.

·         Enforcement of CC&R’s and Rules & Regulations.

·         Board meeting preparation and attendance. (optional)

·         Prepare and mail notice, agenda, ballots and proxies for Annual Meeting.

·         Annual meeting preparation and attendance. (optional)

·         Preparation of minutes of all meeting. (optional)

·         Preparation of a comprehensive directors/management report.

·         Member correspondence and communications.

·         Maintain current roster of homeowners and addresses.

·         Prepare for renewal of insurance policies when due for expiration and assist with all insurance claims.

·         Provide telephone consultation for Board Members and Homeowners
Monday through Friday between 9:00 AM to 5:00 PM.

 

     II. ACCOUNTING & BOOKKEEPING

·         Arrange for Reserve Study as required under California Statute 1365.

·         Assist Treasurer to prepare Annual Budget.

·         Assist Board in establishing an Assessments Collection Policy.

·         Send delinquent assessment reminders and lien notice to owners.

·         Deposit all receipts in a timely manner.

·         Monthly financial reporting.

·         Year-End accounting.

 

            III ON-SITE SERVICES

·         Conduct monthly walk through inspections and report to the Board as necessary.

·         Obtain bids and evaluation of contractors and contract services and report to the Board as necessary.

·         Supervise routine maintenance, repairs and improvements.

·         After hours emergency call availability 24 hours a day 7 days a week.
